My complaint:

We stayed at the Clarion Hotel in Mount Laurel, NJ, on Saturday, July 8th, 2023 for 1 night. Had we not been so tired and with kids, we would have found another place to stay.

In case you are unaware of the conditions of this place, I unfortunately must send a long list of issues. To begin with, once we pulled into the parking lot, we had a feeling this was going to be bad. We came in through the back lot entrance and noticed many sofa sleepers in the back of the building (presumably garbage?). The parking lot hardly had any cars in it, and the outside of the building was in poor shape.

As soon as we walked into the lobby, it smelled of pot and smoke (this was supposedly a 100% smoke free and pet free facility). A man walked in with a large puppy too, not on a leash. The lobby and place in general looked like an old abandoned hotel that they were trying to pass as a makeshift motel. Very sketchy atmosphere. Walls were old and stained and beat up in the lobby. The young lady at the desk was nice enough and told us there was no longer breakfast or even coffee/tea in the morning. The pool was also closed/no more restaurants either. No ice to be found.

We booked a room with two queen beds and a sofa sleeper. Got to our room and the hallways smelled like pot again and once again the place basically looked abandoned. Here is a list of problems in addition to the above:
Room’s air conditioner was broke
There were 2 full beds instead of 2 queens and no sleeper sofa
Huge dark stain coming down the entire wall presumably from a water leak
Asked the front desk to move us because we were too tired to look for another hotel
She did and said she was getting complaints about the air conditioning not working
New room was better but again no sleeper sofa and 2 full beds. No queens like we booked. We asked for a cot and they did not have any.
One person in our party actually slept on the dirty rug/floor all night because there was no room in the bed.
The furniture was beat up, the bathtub stained dirty and the rug was nasty.
We were charged a refundable $100 fee for incidentals but there were no incidentals to even use. I hope I get my refund in the 7-10 days they told me I would.
Nice man at check out but hardly spoke English. I asked for a receipt and of course the printer was broken, however, he said he could email it, which he did.
Overall, we paid $167 (plus the $100 incidentals) for a hotel that should not be charging more than $40-$50 for the shape it was in. I would kindly like to ask for a full or partial refund because we horribly overpaid for this hotel room. I have pictures if you would like me to send.

Thank you for your consideration.

Suggested solution:

Refund or partial refund
