CubeSmart complaint: Lack of Refund, partial month after loss of security

My complaint:

The Cubesmart location at 6975 University Blvd and Forsyth Rd has failed to maintain a secure location for months. For several weeks the door into the climate control building has had the key code panel bypassed, anyone walking by would gain access inside and the door to open. And the drive-tbru gates have been stuck open several times in the last few weeks. Currently the security door to the inside storage is broken and standing wide open.
I happened to encounter people sleeping inside the building two times in the last 2 weeks. I called the office to report the situation without any resolution. There is one client sleeping on the property in a Uhaul rental van on a regular basis.
Our rent was about to go up again for December, so we decided to move out. We were offered a $5 discount when we called to complain. FYI – the current online rate for our unit is $100 less than what we were charged. We found a larger unit for a lower rate across town.
Two days in a row ( Sun Dec 13 and Monday Dec 14 ), I arrived at the facility to find the drive thru gate stuck open and the security door to the inside storage broken and also stuck open… and again found 2 people sleeping inside and the woman sleeping in the Uhaul van outside….

Suggested solution:

We vacated the unit today, Dec 14. We were expecting a refund for the remaining days this month ( 17 days ). We have had no income since March, and that money would have helped get us into January. I would like to be compensated for the lost rental time at a minimum, and would prefer a full refund for the month of December due to the continued failure of Cubesmart to provide a secure facility.
